  • Approximately 140 m2 is the average size of the private terraces each apartment has – half green/stones and half tiles.

Apartment Villa specific features:

  • Street access entrance for the guests.

Penthouse specific features:

  • Penthouses have 3 floors in total; 2 floors above ground and 1 below. All accessible with a private internal elevator making it effectively barrier-free.

  • Subterranean floor accessible by elevator with extra 26 or 45 m2 to use as a home cinema, wine cellar or private gym.

  • Vast amount of space, the Penthouses are the biggest units in the project with 438 or 450 m2.

Terrace Apartment specific features:

  • Air conditioned full glass elevator with panoramic sea views ranging from the common garage to the entrance on the top.

  • 2 parking spots in the common garage dedicated to each Terrace apartment.

  • Subterranean floors have extra rooms with up to 86 m2 of usable area (unit #7 and #9) to be used as you please.

  • The Terrace apartments are barrier-free except for the subterranean floor that is only accessible with stairs. 

Standard of Delivery

All the apartments will be delivered in white-wall finish meaning the apartments will be fully functional with installed floorings, tiles, bathrooms and a fitted kitchen – the rest is up to you or you can leave it to our interior designers.

Payment Plan

Once you decide which unit is the right one for you, this is the standard procedure:

  • Reservation contract: €20.000, this will take the property off the market and will give both parties time to complete the contracts.
  • Purchase agreement: 25 % of unit total price is paid once construction is commenced.
  • Notary and taxes: extra 13 % of total unit price paid as taxes (3 %) and notary fees (10 %) when signing the purchase agreement.
  • Monthly installments: 35 % of the total unit price will be paid during the construction in monthly installments based on the milestones met.
  • Completion: The remaining sum (roughly 35 %) will be paid upon town hall approval, your final inspection and handover of your new home.

Now that you own your fully paid Apartment, there are three financial things left you need to keep in mind. 

  • Property tax: roughly 1 % of total purchase price each year. 
  • Maintenance (IBI): only €245/month covering maintenance of common areas, pool, greenery, parking, elevator etc.
  • Consumption: ~€265/month for water, internet and electricity (estimated average based on our experience).
  • Optional: If you decide to get extra housekeeping, gardenening services or go with a vacation rental agency, we can connect you for the best deal.
 
The current listing prices are pre-sales, that means the closer the project is to completion, the higher the prices will go.
